If you’re dealing with a property that is causing stress, financially, emotionally, or practically.
We work with you to try and find the right way forwards!
Pitts‑Webster Property is a property purchase and development partnership built on real-world experience, clear thinking, and practical decision-making.
At its heart, it is a husband-and-wife team with decades of combined experience across construction, project delivery, and property, giving us a deep understanding of how homes actually work, and why some properties become difficult to manage or sell.
We’ve been in partnership for over 20 years and have known each other for more than 25. Our experience is complementary rather than overlapping, which allows us to approach each property with balance, perspective, and care. Shared values guide how we work, while our differing strengths ensure decisions are well considered and grounded in reality.
Between us, we bring:
A practical understanding of buildings and condition
Strong cost awareness and financial discipline
Structured, methodical decision-making
A calm, solutions-led approach to complex situations
We don’t rush decisions or pursue speculative purchases. Instead, we focus on properties where a clear, well-thought-through solution is needed, whether that’s time, flexibility, certainty, or a more creative route than a traditional sale.
Our approach is shaped by experience. We bought our first property together at 19, lived in it, learned from it, and understood first-hand the realities of ownership. Now, with decades of knowledge behind us, we work with homeowners who want clarity, discretion, and a straightforward way forward, without pressure and without judgement.
Above all, we believe property decisions should feel considered, transparent, and respectful. Our role is to understand your situation fully and explore whether we can offer a solution that genuinely works for you.

Tarnia (Tar-nea)- Co-founder of Pitts-Webster Property Ltd.
I am a Qualified Quantity Surveyor, Estimator, Project Manager and Landlord with over 12 years of hands-on construction and property experience.
(And yes, she’s also a lifelong property geek.)
With the above in mind, every option is carefully weighed against real-world implications. financial, practical, and personal. Problems are anticipated early, not discovered late. Communication is clear, honest, and grounded in reality.
Your situation will be handled calmly, professionally, and with respect for what it represents to you.
"you are not dealing with someone learning at your expense, or someone rich with greed. You are dealing with a team who treats your situation with the same care and discipline as they would like themselves"

Philippe (phil-eep)- Co-founder of Pitts-Webster Property Ltd.
I am A landlord, with over 20 years of construction experience, including Project Management, and backed by operational leadership as a Watch Manager in the Fire Service. His career has been shaped by real responsibility, working in pressured situations, managing people properly, and making clear decisions when it matters.
That background brings a steady, practical approach to property. He believes any home should be looked after to a standard he would be proud to own himself, not rushed, not cut back, and not treated carelessly.
Your situation is handled thoughtfully, timelines are respected, momentum is maintained, because that matter too.
"Investors do not need to understand construction. They just need to trust someone that does"
Listening:
Our initial contact with you, is all about you and your property!
You talk and we listen.
This initial contact is a polite fact find over a phone call, to gather details.
With our first go to question being, "Tell us about yourselves and how you came to acquire this property?"
Then followed by question regarding:
Are you on the title deed as the Registered Owner
Property Location
Property Type
Bedroom Qty
And your main concern that led you to contact us
How quickly this concerns needs resolving
We are not here to judge, we need the truth to know how to overcome any issues that may have already arisen or are likely to arise.
This also allows us to do some desktop research into the road and the area, so that when we speak next we have a greater understand of options. Our primary role is to listen first, understand the full picture, and then explain what may work at a later date, even if the best option isn’t to sell to us.
By the end of this phone call we will have booked in with you to meet you at the property discussed.
NOTE: IF REALISTIC PHOTOS CAN BE PROVIDED AT THIS STAGE, THIS WILL SPEED THE PROCESS UP
Optional Zoom call:
If you’d like to talk anything through between the initial call and a booked site visit, we’re very happy to arrange a Zoom call. This gives you the opportunity to meet either myself or Philippe beforehand, helping you feel comfortable and familiar before we meet in person.
During this call, we can talk through the options we offer and explain which may or may not be suitable for your circumstances. Our aim is to be clear and honest, so you can understand what’s realistic for your situation.
We can also discuss your timescales, pressures, and priorities, and you’ll have the space to ask us anything you feel would be helpful as you consider the best way forward.
On site meeting:
This will be a more formalised approach, you will see us with a tablet in hand, taking photos and documenting what we find for us to be able to obtain a cost for improvement, if needed.
We can discuss in brief what options there may be for you and your property but until our appraisal is completed we would not be able to confirm figures.
NOTE: We do have access to a pool of investors, so if it is not something that we could not assist with we have the potential to find some one that can.
Meet in a relaxed informal setting:
We are nearly there. This is the opportunity to remove you for the property that is causing all this burden and relax in an informal setting over a coffee.
We would hope by now you understand us as people and can see that we are trying to create a win-win situation for all parties involved.
we are not here to try and take advantage of your situation, we all know how quickly the tide can turn the other way.
We believe in showing our hand, letting you see all the cards and picking which one suits you best. You even get to take the cards of interest home with you to review.
Heads of terms/outline agreement signed:
Once you have decided on the options explored. We can meet again, for another coffee, to get the terms agreed and signed. Then, if applicable, solicitors instructed.
